摘　　要：正确考虑地震作用是对房屋进行安全性评级和整体抗震性能评定的前提。本文采用对比方法并结合实际案例,探析地震作用在房屋安全性及抗震鉴定中的影响,望广大房屋鉴定从业人员能从中得到一点启发。Proper consideration of seismic effects is a prerequisite for safety rating and overall seismic performance evaluation of buildings.This article adopts a comparative method and combines practical cases to explore the impact of earthquake action on the safety and seismic evaluation of buildings.It is hoped that the majority of housing appraisal practitioners can gain some inspiration from this.
