城市轨道交通沿线用地控制规划策略研究——以合肥市城市轨道交通第四期建设规划为例

摘　　要：文章以合肥市轨道交通第四期建设规划用地规划控制研究为例,规划厘清轨道交通与城市空间格局的关系,提出挖掘现状用地潜力空间,多维度研判功能定位,科学指引开发强度,分段分站差异化引导,统筹与周边用地交通接驳,强化管控及制定明确开发指引等用地控制规划策略,以期实现轨道建设和土地利用的双赢局面,为同类型轨道交通沿线用地控制规划项目提供参考。Taking the research on land use planning and control in the fourth phase of the construction plan of Hefei Rail Transit as an example,this article clarifies the relationship between rail transit and urban spatial pattern,proposes to explore the potential space of current land use,analyze functional positioning from multiple dimensions,scientifically guide development intensity,provide differentiated guidance for segmented substations,coordinate with surrounding land transportation connections,strengthen control and formulate clear development guidelines and other land use control planning strategies,in order to achieve a win-win situation between rail transit construction and land use,and provide reference for land use control planning projects along the same type of rail transit.
