嵌入式康养社区的探索与实践——以扬州天瑞公馆为例

摘　　要：随着老年人口的快速增加,家庭养老的负担日益加重,现有养老模式面临的矛盾与问题越来越多。嵌入式康养社区在总结居家养老和机构养老优劣的基础上,聚焦亲情关怀与专业服务相结合,为解决养老难题提供了新思路。天瑞府项目是江苏华建以“自投、自建、自管、自营”模式打造的扬州市首个新型嵌入式养老社区,在项目的规划布局、功能策划、园林景观、绿色建造、设施配套、运营模式、智慧管理等方面成效突出,其中的天瑞望府获选2024年中国土木工程詹天佑奖优秀住宅小区金奖。文章以天瑞府配套康养社区天瑞公馆为例,探讨如何提高嵌入式养老社区康养环境的质量,设计出适应老年人活动特征的社区环境,提出具有针对性的适老化社区设计策略,对今后嵌入式养老社区的建设性实践提供一定参考依据。With the rapid increase of the elderly population,the burden of family elderly care is escalating.The current elderly care models face various contradictions and challenges.Embedded wellness communities,by integrating the advantages of home-based and institutional elderly care,focus on combining familial care with professional services,offering a new approach to addressing elderly care challenges.The Tianrui Fu Project,developed by Jiangsu Huajian Construction Co.,Ltd.using a"self-investment,self-construction,self-management,and self-operation"model,is the first new-type embedded elderly care community in Yangzhou.The project stands out in terms of planning and layout,functional design,landscape architecture,green construction,facility provision,operational models,and smart management.Among them,Tianrui Wangfu Project was selected for the 2024 Tien-yow Jeme Civil Engineering Prize Gold Award for Outstanding Residential Community.This paper takes the Tianrui Mansion,a wellness community within the Tianrui Fu Project,as an example to discuss how to improve the quality of the wellness environment in embedded elderly care communities,design community environments that cater to the activity characteristics of the elderly,and propose targeted aging-friendly community design strategies.It provides a certain reference basis for future constructive practices in embedded elderly care communities.
