人口与住区“双老化”社区的空间识别和更新启示——以武汉市中心城区为例

摘　　要：人口结构与建成环境“双老化”的居住区已逐渐成为城市更新的重要对象。如何从空间上识别优先改造片区,厘清老年居民的需求,亟待进一步研究。文章基于对多源定量与定性数据的分析,以武汉市中心城区为研究区域,运用GIS空间分析,定义和识别“双老化”社区的空间分布和集聚特征,结合案例调查,分析居民的主观态度。研究发现,社区人口老化与建成环境老化存在显著正相关,且“双老化”社区存在成片分布现象。通过空间自相关分析,可识别出“双老化”社区的四种集聚类型,作为制定分类有序改造策略的依据。“双老化”社区在老年人设施需求上表现出较强的共性。基于以上结果,研究从成片改造、精准施策、以人为本三方面对适老化城市社区更新提出建议。Residential areas with"double aging"of population structure and built environment have gradually become an important object of urban renewal.Further research is needed on how to spatially identify priority areas for renovation and clarify the needs of elderly residents.Based on multi-source quantitative and qualitative data,this study took the central urban area of Wuhan as the study area,using GIS spatial analysis to define and identify the spatial distribution and agglomeration characteristics of the doubleaging neighborhoods,and combined with the case study to investigate and analyze the subjective attitudes of residents.It is found that there is a significant positive correlation between the aging of neighborhoods population and the aging of the built environment,and there is a patch distribution phenomenon of the double-aging neighborhoods.Through spatial autocorrelation analysis,four agglomeration types of double-aging neighborhoods can be identified,which could be used as a basis for formulating orderly transformation strategies by type.Older people in the double-aging neighborhoods showed strong commonalities in their facility needs.Based on the above results,this study provides suggestions for the renewal of age-friendly urban neighborhoods from three aspects:area transformation,precise policy implementation,and people oriented.
