摘　　要：在全球经济一体化和技术革新背景下,建筑行业处于转型期。受益于国家政策与技术创新,中国建筑行业数字化发展迅速,规模不断扩大。但由于建筑行业专业多且独立,信息化建设难度大,在建筑全生命周期中,运维管理时间占比高,但其信息化水平相对滞后。针对这一问题,提出了一种基于集成数字交付理论的智慧运维平台。首先,通过引入集成数字交付(IDD)模式,融合建筑信息模型、云计算、物联网等先进技术,实现了项目信息的集成化管理和共享。接着,通过IDD技术构建数字化交付平台,集成交付工程建设阶段形成的BIM模型、图纸、文档资料。同时,集成交付建筑运维阶段设备运行数据,实现“可见底”数字交付,进而获取三维可视化的公共建筑运维管控能力。提出的智慧运维平台不仅提高了项目管理效率,还提升了建筑的运维管理信息化水平。In the context of global economic integration and technological innovation,the construction industry is undergoing a transformation.Benefiting from national policies and technological advancements,China's construction digitalization sector is developing rapidly,with its scale continually expanding.Throughout the entire lifecycle of construction,operational and maintenance management occupies a significant portion of time;however,its level of informatization remains relatively lagging.To address this issue,a smart operational and maintenance platform based on Integrated Digital Delivery theory is proposed.First,by introducing the Integrated Digital Delivery(IDD)model,advanced technologies such as Building Information Modeling(BIM),cloud computing,and the Internet of Things(IoT)are integrated to achieve the centralized management and sharing of project information.Next,a digital delivery platform is constructed using IDD technology,integrating BIM models,drawings,and documentation generated during the construction phase.Additionally,operational data from equipment during the maintenance phase is incorporated to realize a“visible bottom”digital delivery,thereby obtaining the capability for three-dimensional visualization of public building operational and maintenance control.The proposed smart operational and maintenance platform not only enhances project management efficiency but also improves the informatization level of building operational and maintenance management.
