摘　　要：自2014年上海市推行装配式建筑以来,上海新建住宅基本都采用了装配式建筑。随着装配式住宅使用时间的加长,不少住宅出现楼板裂缝、外墙和卫生间渗漏水、打胶开裂的情况。笔者在建筑一线从业多年,见证了较多住宅工程施工全过程及后续维保经过,总结了一套消除及降低装配式住宅质量通病的行之有效做法。Since the implementation of prefabricated construction in Shanghai in 2014,all new residential buildings in Shanghai have adopted prefabricated construction.With the prolongation of the usage time of prefabricated housing,many residential buildings have experienced cracks in the floor slabs,water leakage from the exterior walls and bathrooms,and cracking due to glue application.The author of this article has been working in the construction industry for many years,witnessing the entire construction process and subsequent maintenance process of many residential projects,and summarizing an effective approach to eliminate and reduce the quality problems of prefabricated housing.
