摘 要:研究目的:梳理并比较2024年国内外土地经济领域的研究进展和研究重点,展望未来研究方向。研究方法:文献分析法。研究结果:2024年,国内研究集中于政策性因素对城市地价的影响、土地供给策略的政治和经济影响、工业用地市场化改革和农村集体经营性建设用地入市改革推动城乡经济发展和缓解土地约束的效果、土地财政与土地金融、宅基地制度改革等问题;国外研究重点关注地表资源和空间连通性对农地价格的影响、土地确权的影响、土地产权的性别不平等和历史不平等、土地需求激增和投机行为对社会不平等的影响等。研究结论:土地经济研究的深度和广度得到了拓展,土地经济研究需要进一步结合中国国情,紧扣形势变化和国家需求,着力探索理论创新、实证突破和政策设计,更好地为新时代土地制度改革服务。2025年《中国土地科学》将重点关注土地经济学科建设和基础理论研究、与土地要素市场化改革相配套的顶层设计方案、城乡建设用地配置中的政府与市场关系、国有建设用地定价与供应模式优化、城乡融合发展的土地制度创新及集体经营性建设用地入市收益分配调节机制、乡村产业发展用地的实证与政策研究、构建房地产发展新模式和宅基地“三权分置”的有效实现形式等。The purposes of this study are to summarize and compare the research progress and focuses of domestic and international literature on land economy and to explore the research avenue in the future.The research method is literature review.The research results show that in 2024,domestic research concentrated on the policy determinants of land price,the political and economic impact of land supply,the effect of rural collective construction land marketization reform,land finance,rural residential land institution reform,etc.Meanwhile,international research focused on the interaction between land and real estate prices,the influence of surface resources and spatial connectivity on land price,the impact of land consolidation,inequality stemming from historical institution or gender distinction and exaggerated by the accelerating land acquisition.It is concluded that in 2024,the scope and depth of land economic research has been expanded,and land economic research needs to further integrate with China’s conditions,follow the changing situation and national needs,and focus on exploring theoretical innovation,empirical breakthroughs and policy design,to better serve the land institution reform in the new era.In 2025,China Land Science will focus on basic theoretical research,land market dynamics under the new situation,institutional obstacles and reform paths of market-oriented land resource allocation,the relationship between the government and the market in urban-rural construction land resource allocation,the optimization of pricing and supply mode of state-owned and collective-owned construction land,the land institution innovation for urban-rural integrated development,the adjustment mechanism of revenue distribution of land marketization,empirical and policy research on land use for rural industrial development,the establishment of the new pattern for real estate,and the effective tripartite entitlement system of rural residential land.
