房价、集聚经济与工业企业区位选择的实证研究

摘　　要：本文基于中国2011~2022年的城市级别面板数据,采用双向固定效应和调节效应检验房价与产业集聚对中国工业企业区位选择的影响。实证结果表明,房价能够对工业企业选址产生拉力作用,房价是可以部分代表产业集聚经济效益的正常信号因子,当集聚效益足够大时,地区高房价对于工业企业选址具有正向吸引力。在产业集聚程度较高的城市,房价对工业企业选址的拉力作用大于推力作用,形成对企业区位选择的正向影响;在产业集聚程度低的城市,房价对工业企业选址没有显著的影响,即房价对企业区位选择的影响效力与产业集聚水平紧密相关。Based on city-level panel data from China between 2011 and 2022,this paper employs both bidirectional fixed effects and moderation effects to examine the impact of housing prices and industrial agglomeration on the location choices of industrial firms in China.The empirical results indicate that housing prices can exert a pull effect on firmslocation choices.Housing prices serve as a signal factor that partially represents the economic benefits of industrial agglomeration.When agglomeration benefits are sufficiently large,high regional housing prices have a positive attraction effect on industrial firmslocation decisions.In cities with a high level of industrial agglomeration,housing prices have a greater pull effect than the push effect on the location choices of industrial firms,generating a positive impact on the spatial distribution of firms.In cities with lower levels of industrial agglomeration,housing prices have no significant effect on industrial firmslocation choices.This suggests that the influence of housing prices on firm location decisions is closely related to the industrial agglomeration level.
