摘　　要：针对当前住宅品质提升与房地产建设转型发展等关键趋势,以新加坡住宅品质评价标准为研究对象,剖析新加坡住宅产业发展概况、品质评价体系与各类鼓励政策。研究指出,新加坡商品房项目在政策导向、体系建设、金融稳健等因素指导下始终保持良性运转并呈稳步上升态势,而产品品质提升作为发展的源动力,也不断为新加坡房地产业注入活力。这为我国优化地产市场现状,提升住宅产品标准,实现产业又好又快发展提供借鉴与助力。In view of the current key trends such as the improvement of residential quality and the transformation and development of real estate construction,this paper analyzes the development of Singapore's housing industry,the quality evaluation system and various incentive policies based on the evaluation standards of residential quality in Singapore.The study points out that Singapore's commercial housing projects have always maintained a healthy operation and shown a steady upward trend,and the improvement of product quality,as the source of development,has also continuously injected vitality into Singapore's real estate industry.This provides reference and assistance for China to optimize the status quo of the real estate market,improve the standard of residential products,and realize the sound and rapid development of the industry.
