单元管控导向下居住型历史街区保护更新路径研究——以大理剑川古城为例

摘　　要：居住型历史街区既是反映城市历史发展、凸显城市文化特色的活态遗产,也是承载居民日常生活的有机生命体。不同于商业型、旅游型历史街区,居住型历史街区的保护更新涉及诸多现实矛盾,是一项极其复杂的社会实践。本文以典型的居住型历史街区云南省大理白族自治州剑川古城为研究对象,在融合“更新单元”与“管理单元”理论方法的基础上,构建了单元管控导向下的居住型历史街区保护更新技术路径,提出了“社区管理+保护更新方式+主导功能”的保护更新管理单元划定方法,通过单元管控、分类引导、渐进提升的规划方式对剑川古城的历史环境和社会功能进行了保护更新探索,以期为其他居住型历史街区的保护更新提供有价值的参考。Residential historic blocks embody a dual heritage value as both living repositories of urban historical evolution and dynamic communities sustaining contemporary livelihoods.Distinct from commercially oriented heritage sites,their conservation and regeneration present complex socio-spatial challenges that demand integrated governance solutions.This study examines the adaptive reuse of Jianchuan Ancient Town in Dali through the lens of'renewal units'and'management units'theoretical frameworks.A three-tiered technical roadmap is proposed,integrating community-centric management unit demarcation,adaptive conservation-regeneration models,and functional zoning strategies.The methodology emphasizes phased implementation guided by unit-level governance principles,balancing heritage preservation with socio-economic revitalization.Findings demonstrate measurable improvements in both built heritage integrity and community livability,offering transferable insights for sustainable management of analogous residential historic districts.
