房地产企业实践社会责任的制约因素分析——基于Grey-DEMATEL方法

摘　　要：将灰数系统理论和DEMATEL方法结合,分析房地产企业社会责任实践的制约因素;运用GreyDEMATEL方法,对调研国内江家房地产企业所归纳的9个制约因素进行分析,得出政府法规、政策及规定细节不完善是制约房地产企业实践社会责任的关键因素。最后为了避免评价的主观性,对评价结果进行敏感性分析,验证Grey-DEMATEL方法的有效性。Firstly,this paper combines the grey system theory and DEMATEL method to analyze the restraints of real estate CSR. Secondly,uses the Grey-DEMATEL to analyze 9 restraint based on the interviewing 12 real estate corporations in China,identifies that lacking of clearly regulations and policies is the most important restraint. Lastly,conducts sensitive analysis in order to avoid the effect of subjective evaluation and confirm validity of Grey-DEMATEL.
