摘　　要：城市轨道交通系统不仅有效地改善了城市的交通状况 ,还促进了沿线各业尤其是房地产业的发展。轨道交通系统通过改善沿线地域的可达性 ,极大刺激了沿线土地的投资需求 ,从而无偿地为沿线房地产商带来巨额增值利润。将轨道交通建设与沿线房地产开发结合起来是解决部分建设资金、实现互动发展的一种有效手段。It has been recognized that the urban rail transit system can improve the traffic situation of a city as well as boost the development of other industries along the rail line. This paper analyzes the benefit relationships between URT and other industries, out of which the real estate is the main one. The joint development of URT together with real estate is also discussed.
