摘 要:近年来,面对诸多不确定的宏观环境和内部经营的综合影响,我国的房地产行业呈现整体低迷的走势,如今正面临着融资困难、销售市场不景气等多重困境,这不仅不利于房地产行业的发展,同时也对国内经济总量的增长造成了不利的影响。因此文章在分析保利地产四大能力的基础上,结合Z-Score模型,对保利地产当前的财务风险进行了分析,分析结果表明,保利地产当前面临着包括长期偿债能力隐忧、盈利能力减弱、应收账款周转效率低下及发展潜力不足等财务风险,进而从资本结构、存货及应收账款管理及建立风险预警机制等方面给出了相应的风险控制对策。In recent years, in the face of many uncertain macro environments and the comprehensive impact of internal operations, China’s real estate industry has shown an overall downturn and is now facing multiple difficulties, such as financing difficulties and a sluggish sales market, which is not only not conducive to the development of the real estate industry, but also has an adverse impact on the growth of the domestic economy. Therefore, this paper analyzes the current financial risks of Poly Real Estate based on the analysis of the four major capabilities of Poly Real Estate and combines the Z-Score model and the analysis results show that Poly Real Estate is currently facing financial risks, including long-term solvency concerns, weakened profitability, low turnover efficiency of accounts receivable and insufficient development potential, and then gives corresponding risk control countermeasures from the aspects of capital structure, inventory and accounts receivable management, and the establishment of risk early warning mechanism.
