摘  要:近年国家大力推进房屋租赁市场发展。建行率先成立建信住房服务有限公司,在全国多地推进建融家园长租房项目,取得了良好的社会声誉。本文从租售比角度,借鉴房地产特征价格模型,以地处北京西城区的建融家园片区为样本数据,通过实证分析,研究住房租赁的盈利可行性,并据此提出发展建议。In recent years,China has strongly promoted the development of the housing leasing market.CCB took the lead in establishing Jianxin Housing Services Co.,Ltd.,and promoted the long-term rental housing projects of Jianrong Home in a couple of cities across the country,which has achieved a good social reputation.From the perspective of price-to-rent ratio,this paper draws on the real estate hedonic price model,takes the neighborhood area of the Jianrong Home located in Xicheng District of Beijing as a sample data,studies the profitability feasibility of housing lease through empirical analysis,and puts forward development suggestions accordingly.
