摘　　要：建筑物区分所有权仅是在附属于土地当然使用的空间的内部区分，而不是独立的空间权，它必然享有土地使用权。本文在研究了建筑物区分所有相邻权的基本特征与社会表现的基础上，提出了对区分所有相邻权争议的解决途径。Condomiuium ownership only zones internally the space that subjects to the direct usage of the land. It isnot the independent space right because it must own the usage right of the land. Based on researching the characters andsocial practice of condominium ownership, this article put forward the effective way to settle the disputes of contiguousright.
