摘　　要：房地产证券化是未来金融发展的国际趋势, 也是国际金融发展的重点。在我国住房体制改革进入纵深阶段时, 如何利用有效的金融政策和金融工具是一个迫切需要研究的问题。通过对日本房地产证券化发展现状的探讨, 研究其对发展我国房地产证券化的启示。Real estate security is the trend and focus for international finance development and effective exploitation of financial policies and tools is an urgent issue worth study in China's deeper housing reformation.A study of current and future states of real estate securities in Japan will throw light to China's real estate securities development.
