摘  要:针对目前我国生态居住小区构建评价指标体系时面临的种种不确定性问题,分析其产生的原因,确立了以弹性原则为主的评价指标体系构建原则,提出了一套建立符合我国国情的、定性与定量结合的、考虑不确定性的评价指标体系的方法。并结合实际设计项目,在温岭市生态居住小区详细规划中,按照弹性、层次性以及可操作性原则,采用AHP法,得出一个三层次的包括生态住宅、生态景观、生态技术、基础设施和社区管理、生态文化5大系统和2 4个指标项的生态居住区评价指标体系,并对各项指标及其权重进行量化。In this article the authors like to present an improved indicating system for the eco-environmental evaluation of the residential communities. Based on the primary study of the principle concerned, we have established such an indicating system for the eco-environmental evaluation. First of all, we have pointed out that a feasible ecological residential community evaluation system should be conformed to the actual situation of the well-to-do residential communities with added items of ecological risk assessment as well as the threshold value of the contributory rate of the Per-capita energy consumption to the eco-environmental pollution. To this end, a set of qualitative and quantitative indicators has been put forward so as to define the likely uncertain factors involved corresponding to the local situation as well as that of the whole country. Besides, idiographic and operable methods and processes are to be worked out. Due to the unexpected factors, necessary elasticity, hierarchy and maneuverability, a three-layer system of indicators for the evaluation of such ecological residential communities, including 5 subsystems (ecological residents, ecological technology, ecological landscape, construction projects and management of community and ecological culture) and 24 indexes have been set up by the method of AHP in Wenlin Ecological Residential Community. All the indicators and their weighing flexibles are to be measured by AHP, the expert estimates, fuzzy mathematics and optimization, et al. In the end, the integrative evaluation results for the whole ecological residential community can then be obtained by piling up the multiplicity of factors. Thus, the whole evaluation system has been made feasible not only to produce active and practical effect on the estimation of the communities, but also able to serve as some guides to the further planning of the communities concerned.
