摘 要:住房价格是住房各项特征的函数.采用成都市主城区二手房价格抽样数据,结合住房价格边际效用递减规律,用城市住房hedonic价格模型,对二手房价格对不同住房特征和区位变化的敏感性以及二手房价格边际效用递减规律进行了分析.发现二手房价格对于住房使用面积变化比较敏感,对于住房年龄、装修状况、区位变化不敏感.这些发现对住宅开发、销售,以及消费者投资住房等,具有参考价值.Housing price has been regarded as function of individual housing attributes. Using the sample price of second-hand apartments in the Chengdu proper, and allowing for the law of diminishing marginal utilities, this paper studies the sensitivity of the price of second-hand apartments to individual housing attributes, and the law of diminishing marginal utilities of the housing price with changes in the housing attribute as well, in which the urban housing price hedonic model is estimated. Findings include that prices of second-hand apartments are relatively sensitive to changes in usable apartment space. But the price is not sensitive to changes in housing age and furnishing, and not to those in location as well. These findings are implicative for the development and sale of housing as well as consumers' investment in housing.
