上海城镇居民住宅消费市场的研究

摘　　要：上海城镇居民住宅消费存在着巨大的潜力,但当前城镇居民住宅消费支出比重偏低,居民购买力不足。本 文对现阶段制约城镇居民住宅消费需求的主要因素进行了系统分析,并提出政府的基本政策取向,即以降低商品 住宅价格为突破口,加快公房出售和人市的步伐,大力发展金融市场等。There will be a great increasing potential in urban housing consumption in Shanghai, but the low proportion of housing consumption and the weak ability on purchasing restrict the potential demand on house. After systematically analyzing the major factor, this paper suggests that the government's policy should be as follows: debase the price of commodity housing, step fast to sell the public houses to the privates and made great efforts to develop the financial market.
