摘　　要：基于原有技术更新模型的基础,通过考虑资金的时间价值,引入净收益因素,提出并运用双倍余额工作量递减法进行折旧,给出了建筑设备更新的新模型,进而构建了一种基于多种因素影响的设备更新动态决策的新方法,通过实例验证对建筑设备更新决策是一种科学合理的方法。On the basis of the original technology update model, through considering the time value of the fund, introduce the factor of the net income, put forward and make use of the depreciation method of double the workload decline balance ,provide new model of real estate enterprise equipment updated ,construct an approach based on a variety of factors equipment update of the new methods of decision-making dynamic, it is a reasonable science method that through the certification of construction equipment updated scientific decision-making is a＇reasonable approach.
