摘 要:经济增长带动了房地产市场,期房也逐渐成为房产交易的新宠。期房交易的巨大商业风险及某些商家恶意设计的商业陷阱也,是不容忽视的现实。在深入分析期房交易的法律特征基础上,研究了来自房产开发商、房产承包商和房产中介的商业风险,以及期房转让人的诸多风险,提出了明确有效的法律救济途径,以切实维护市场经济秩序与购房者的合法权益。The economic growth pushed forward the real estate market and prospective estates have gradually become new preference in estate bargains. However, we can't be blind to the great commercial risk in estate bargains and business tricks by vicious merchants. In order to protect the order in market-based economy and legal interest of estate-buyers, the authors deeply analyze the legal traits of estate bargains and bring out definite and efficient legal remedies aiming at extant commercial risks from estate explorers, estate contractors, estate agencies and prospective estate sellers.
