摘　　要：基于模糊贴近度,运用市场比较法对房地产住宅小区进行估价是一种重要的估价方法,选取恰当的可比实例,建立评估模型,修正、调整市场价格,能够使得估价结果更真实、更客观。Market comparison approach on fuzzy approaching degree is an important method of evaluating the value of the real estate community. Choosing the proper comparable property, creating the model of evaluation, revising and regulating the market price can make the result more true and objective.
