摘　　要：论文就土地出让中微观决策对地价的影响进行了分析,并在此基础上建立了土地出让方式、容积率及用地类型限制、地块大小等对地价影响的复合函数模型,用武汉市近几年130个土地招拍挂出让样本数据进行检验,结果表明,土地出让微观决策对地价有显著的影响,其中地价与面积之间还存在“小地块时为凹,大地块时为凸”的关系。这一结论为运用土地出让微观决策调控地价提供了依据,文章最后指出了其政策含义,并对模型进行了讨论。This paper analyses the influence of the governmental land vendition micropolicy on land price, and establishes a compound function model which simultaneously accommodates land selling form, plot ratio and land-use type limitation, and land size. Taking Wuhan City as a case based on its 130 land selling price data recently, this paper indicates that the governmental vendition micropolicy largely influences the land price, and a linear relation between land area and land price, providing a helpful tool for making the governmental land vendition micropolicy. This paper explains the concept of micropolicy and discusses the model.
