摘　　要：本文以《物权法》相关规定为依据,提出不动产征用价格评估技术的改进意见。其中,对农业用地征用价格评估的改进意见包括:①评估采用综合法;②评估农用地价格采用收益法;③将评估技术运用于补偿费的分配。对城市房屋拆迁价格评估的改进意见包括:①体现土地的价值;②丰富评估方法;③体现实物期权的价值。According to the rules of Real Right Law, the author introduced the technical improvements on valuing compen- sation price for real estates expropriation. Regarding to farmland expropriation, the improvements are using the synthesis method as the main method, appraising farmland price with income capitalization method and amending correlative parameter, and using appraising technology in compensation assignment. Regarding to house expropriation, the improvements include emphasizing the land value, enriching appraisal methods and manifesting the value of real option.
