摘　　要：文章从供应情况、市场需求情况、空置情况等方面对上海写字楼发展的总体状况进行了分析,剖析了六大板块写字楼市场供求关系,揭示了上海写字楼市场发展过程中出现的问题,并提出优化上海写字楼市场供应结构、加强宏观调控和对境外热钱流入的管理、预防写字楼市场大幅波动造成的危害以及完善土地出让制度等对策和建议。The total supply and demand of the office m arket in Shanghai are analyzed as well as the empty parts of the office houses. Then six parts of the office market in Shanghai are studied for current supply and demand. The problems of the office market in Shanghai are displayed. The following solutions are suggested at the end of the essay. The supply structure of the of-fice market in Shanghai should be balanced. The macro-policies and the land auction system should be im-proved. The money from other nations should be better controlled.
