摘  要:通过空间统计学的半变异函数工具定量研究了东莞市普通住宅价格的空间异质性特征.各向异性变异分析表明东莞市普通住宅价格呈带状异向性空间分布,即在不同方向上具有不同的结构特征.各向同性变异分析表明:东莞市住宅价格半变异函数的理论模型符合球状模型,其空间变异受结构性因子的影响占62.5%,受随机因子的影响占37.5%,说明确定性因素对其空间异质性的影响大于随机因素;其变异属于中等程度的变异,变程为16.62 km.Using semi - variogram, the spatial heterogeneity of general houses' prices in Dongguan City is studied quantificationally. It is found that the spatial distribution of general houses' prices takes on a zonal anisotropy by anisotropie variability analysis, namely there are different structural characteristics in different directions. The results from isotrop- ic variability analysis reveal that the semi - variogram of general houses' prices is best de- scribed by spherical model; the ratio of structure variance to total variance is higher than the ratio of random variance to total variance, and their values are 62. 5% and 37.5% re- spectively. This means that certain factors' contribution to the spatial variability of hou- ses' prices is more than the random factors' contribution. Its variation is a kind of medium variation, and its variation range is 16. 62 km.
