摘 要:房屋价格指数的计算和分析,需要充分考虑房屋质量特征变化产生的影响,应将房屋质量特征因素剔除,从而使房屋价格指数反映房屋的"纯"价格变动。然而中国现行的房屋价格指数计算方法基本上没有考虑对房屋质量特征因素的系统调整问题。文章采用发达国家通行的Hedonic模型对房屋价格指数进行计算,并且和传统的价格指数计算方法进行比较。同时,进一步引入质量特征的交叉变量对交互影响进行分析,尝试性地利用Chow检验方法对Hedonic模型进行结构变化检验。研究显示,房屋特征质量效应的变化对房屋价格指数的影响确实可以从房屋价格指数中分离出来。In order to calculate and analyze the price index of real estate, we need to fully consider the influence of the changes in qualities and characteristics of the houses, and we should eliminate the factors of qualities and characteristics of the houses, so the price index of real estate can reflect the “pure” price changes in houses. In this paper, we calculate real estate price index through the international and popular Hedonic model, and the cross - variable of the qualities and characteristics is further introduced to enable some analysis in interaction, which is compared with the traditional calculation method of price index. At the same time, we try to use Chow test method to test .the changes in structures of the Hedonic model, which can verify the effect of the house qualities and characteristics towards the price index of real estate.
