摘　　要：次贷危机是源于美国次级抵押贷款市场的信贷危机而引发的一场社会性的信用危机,它使世界经济受到不同程度的影响。通过分析次贷危机的产生原因,以及它对美国及世界经济,特别是房地产市场的影响,揭示其危害性,对我国房地产业的发展,完善个人信用评估体系,规范房地产金融管理有重要作用。The subprime crisis is a social credit crisis originating from the savings and loan crisis from subprime mortgage market of US. It makes the world economy suffer different influences. By analyzing the cause of this subprime crisis, and its influences on the American and world economy, especially that on real estate market, this paper reveals its harmfulness. It will play important role to the development of our national real estate industry, the perfection of personal credit assessment system and the standardization of the financial management of real estate.
