摘 要:通过对我国房地产开发经营流程的深入分析,结合国内外专家对产业价值链的研究成果,重新定义我国房地产业的产业价值链构成。在此基础上,突破传统的以房地产开发商为主导的价值链模式,研究基于顾客价值再造房地产业价值链,根据顾客的需要不断调整整个产业价值链的发展变化。再造价值链可以创造形成显著歧异性的机会,从根本上改变房地产企业价值增值的机会,进而提升整个产业的价值创造能力。同时,通过采取价值分析的方法,为房地产企业提供一种通过与顾客价值相连接重新确定企业价值活动的方法。使企业找到一种以满足顾客购买标准为基础,实现企业价值最大化为目标的价值创造方式。Through an all round analysis of real estate development and management, combined with the industrial value chain's research results from domestic and foreign experts, this paper redefined real estate industry industrial value chain constitution in our country. Based on this, breaking through the traditional value chain model dominated by real estate developer, research on real estate value chain rebuilding based on customer value, adjusting the variation in development process based on customer need, in hence, improve the total value rebuilding ability. At the same time, by using he value analysis approach, provide real estate developers a way to redefine the enterprise values activity by connecting customer value. Find a value creating method based on satisfying customer purchasing standard and maximization of corporate value.
