喀什市城市地价水平动态分析

摘　　要：为详细地了解和掌握城市土地价格变化的水平和规律,提高基准地价更新的效率和时效性,对喀什市城市地价水平进行了动态分析。采用城市地价评估方法对选取的监测点进行地价评估,监测不同地段的地价变化情况。从商业地价、住宅地价、工业地价和城市地价水平值对喀什市城市地价水平及发展趋势作分析。结果显示:喀什市城市地价总体水平继续呈现稳中有升的态势,其中商业增长率上升比较突出,工业和住宅增长率相对较低,但其整体水平及其增长速度均低于全国平均水平。因此,喀什市城市地价发展平稳,预计喀什市城市地价将继续稳步提高,但涨幅不会太高。To understand and control the level and rule of urban land price in Kashi city, and to improve the efficiency of urban benchmark land price, the urban land price level was analyzed in this paper. The methods of urban land price evaluation were adopt to evaluate the land price of observation station, and to observe the changing situation of land price. The results showed that land price was raising gradually, but the price level and growth rate were lower than that of the average level of all the country. In future, the growth rate of land price in Kashi will be increased steadily.
