摘　　要：农用地定级估价研究是国土资源部新一轮国土资源大调查中的重点工作之一,是贯彻落实《中华人民共和国土地管理法》的重要基础工作。参考农用地定级估价规程,制订了鸡泽县农用地估价的整体思路和技术路线。在农用地定级基础上,应用样点地价平均法测算农用地级别基准地价,并在农用地定级因素因子指标体系基础上,编制宗地地价修正系数表及说明表,应用修正系数法评估农用地宗地地价,并指出了农用地估价成果的应用方向。The research on agricultural land grading and evaluation is one of the keys in the new national land and resources investigation by the Ministry of Land and Resources,and is the important basis of carrying out and implementing the Land Management Law in China.The whole thinking and technical route of agricultural land evaluation in Jize County are formulated on the basis of agricultural land grading and evaluation regulation.The standard agricultural land price is calculated by sample plot price average method.The revision coefficient table and explanation table of land parcel price are made based on the index system of agricultural land grading factors.The agricultural land parcel price is evaluated by the revision coefficient methods,and the application direction of the agricultural land grading accomplishments are put forward.
