摘 要:主要的研究内容是商品房价格和空置的关系,选取深圳市作为典型代表。通过对深圳市房地产市场的相关数据分析,借助自然空置率、房价收入比、房价涨幅与居民实际收入涨幅比率等数据,对深圳市商品房市场的现状进行定性分析。运用spss软件进行定量分析,得出深圳市商品房市场的自然空置率。结合该市商品房平均销售价格和空置的数据,试图寻找一条曲线来拟合二者的关系。根据拟合出的曲线对深圳市房地产市场现状进行评述,分析问题产生的原因。With the help of both the theoretical analysis and the empirical analysis conducted, this dissertation is aimed to discover the potential connections between housing vacancy and price. Following a brief introduction of Shenzhen's real estate market, regression analyses are conducted to demonstrate if there is any correlation between housing vacancy and price. In the end, a formula is put forward to match the correlation between them. For the future sound development, several reasons for the current situation are listed. The housing price and vacancy are comparatively high. And the demand of real estate for speculation takes a great part of the whole market. Besides, the proportion of all kinds of supplying does not match that of demanding.
