摘 要:基于一般设备在线租赁竞争策略的基础上,分别研究了在线住房租赁问题在有无利率情形下的竞争策略,并建立了相应的风险补偿模型,从而在线置房者可以根据自己的风险容忍度和未来预期选择最优的住房租赁策略.另外,市场利率的引入使得在线住房租赁模型复杂但更贴近于现实中的住房租赁决策问题.通过具体实例进一步说明了市场利率下在线竞争比更小,而且竞争比关于市场利率递减;同时也说明了风险补偿模型中最优约束竞争比要小的多.Based on the competitive strategy of online leasing of general equipment, the competitive strategies for the house-renting problems with market interest rates and without market interest rates are discussed respectively, and the risk-reward models are also provided respectively. So, the online person who purchases house can choose the most optimal house-renting strategy based on their risk tolerance and forecasts. Considering the interest rate is an essential feature of any practical online house-renting problems, although it made the analysis more complicated. Examples show that competitive ratio with interest rate is smaller and the competitive ratio decreases with the interest rate; and also show that the optimal restricted competitive ratio under risk-reward model is much smaller.
