摘　　要：文章分析了完善现行经济适用房退出机制的必要性。经济适用房退出的关键是对其产权进行科学界定,从根本上解决经济适用房的利益分配问题。共有产权制度运用到经济适用房制度中,从产权理论上给出了构建退出机制的基础。在共有产权制度下构建的退出机制解决了经济适用房上市增值收益分配的问题,体现了其巨大的优越性。The necessity of establishing of the withdrawal mechanism of housing for low-income family was analyzed.The key lies in the scientific definition of property right and solving the distribution of add value.The system of mutual property right applying to the housing for low-income family policy establishes the basis of the withdrawal mechanism by the property right theory.The withdrawal mechanism based on the system of mutual property right solved the distribution of add value,which embodies its great superiority.
