摘　　要：探究当前影响和制约农村宅基地规范管理的瓶颈,为针对性地制定完善和规范宅基地管理对策提供参考。问卷调查和实证分析法。农村宅基地利用效率低已成为了土地资源管理的一个焦点问题,发现法律制度建设、市场运行、农民意识和农村保障等方面对当前宅基地管理在具体操作和实施中有着不同程度的影响。研究表明,要从制度改革、操作规范、科学规划、加强社会保障等方面去改进优化宅基地管理。The purpose of the paper is to explore the current impact and constraints of rural residential land. The countermeasures to standard and improve the rural residential land management were put forwarded. Methods of survey and empirical analysis were employed. The results show that the inefficient use of rural residential land is a focus problem of land resource management. Simultaneously, legal system, market operation, awareness of farmers and rural protection have different degrees impact on the operational and implementation of Rural Residential Land management. There is the conclusion that we should take relevant measures such as reform, operating norms, scientific planning, strengthening of social protection to improve optimization of residential land management.
