摘　　要：本文简要介绍了灰色预测方法ＧＭ（１．１）模型的构造与模型检验。利用１９９８年１～６月中国房地产北京指数建立了北京市房地产价格指数预测模型。经模型检验，该模型预测，精度等级为一级，预测模型可靠。This paper briefly introduced the predicting model, the structure, and test of GM (1.1).The price index predicting model of Beijing real estate was established based on CREIS of Beijingindex of China real estate. Through model test, the accurate grade of this model arrived grade one,indicating the model available.
