建设项目管理全目标下代建合同的激励机制研究

摘　　要：首先分析了我国当前采用的代建合同机制的3种形式:总价合同、单价合同和代建成本+固定酬金±工程成本偏差相关奖罚金类型各自存在的局限性,在此基础上构建了更加全面、有效的建设项目全目标下的代建合同激励机制。指出建设项目管理全目标下代建合同激励机制的具体设计步骤,并结合实例进行设计计算,有效促进了代建市场的良性发展。Nowadays the agent contract mechanism in China concludes three styles： the total price contract,the single price contract and the contract based on the quality of the construction,the corresponding bounty or penalty.The three types have their own limitation.Based on the limitations,incentive mechanism of the agent contract under total targets is built up.Compared with other contracts,the agent contract is more effective and comprehensive.The concrete design steps of agent contract under the total targets are presented.The corresponding calculation is done based on an example.The result shows that the agent contract promotes prosperous development of the agent construction market.
