摘　　要：为了实现Internet技术与住宅小区物业管理的有机结合,展开多元信息服务与物业管理综合一体高层次的物业服务,以某物业服务有限公司实际手工物业服务管理工作为基础,分析其工作业务。结合UML建模思想,采用Visio2007建模工具,通过用例图、类图、状态图、序列图的绘制,完成物业服务系统中工作人员管理、设备信息管理、租赁和装修服务、缴费管理、业主管理等相关功能模块的需求分析和设计。基于UML的系统分析与设计,为后续系统的实现打下坚实的基础。In order to combine Internet technology and residential property management, and achieve organic combina-tion of multiple information service, this article analyzes the business of some property management company based on the reality manual management. This article adapts the modeling tools of Visio 2007, and combines the UML（Unified Modeling Language） theory to complete the functional analysis and design of property service system using case diagram, class diagram, state chart and sequence diagram, which provide the solid foundation for the following system realization.
