重庆市商品住宅价格变动趋势及影响因素的实证研究

摘　　要：利用重庆市1997~2008年的统计数据,建立重庆市商品住宅价格变动趋势及其影响因素计量模型,并进行实证分析。研究结果表明：重庆市商品住宅价格上升速度较快,且没有明显的周期性;影响重庆市商品住宅价格的主要因素是房地产开发项目每平方造价和重庆地区国内生产总值,且房地产开发项目每平方造价与商品住宅价格相关性最强。It establishes an econometric model of the price of commercial residential buildings that indicates changing its trends and influencing factors by Chongqing Commission＇s statistical data from 1997 to 2008.By the empirical analysis method,we get a conclusion that the price of commercial buildings is increasing rapidly and are lack of obvious periodicity in Chongqing.The factors which influence the price of commercial residential buildings are estate development project＇s construction cost per square metre and Gross Domestic Product（GDP）,and estate development project＇s construction cost per square metre is the primary factor.
