摘 要:当前中国房地产金融已经远远跟不上房地产市场发展的速度,目前各地保障性住房的融资瓶颈问题凸显,各地正在积极探索解决途径。中国房地产市场发展到今天,房地产金融改革的思路必须明晰起来,基于虚拟经济分析框架的房地产虚实二重性研究为确定今后房地产金融改革提供理论支撑。房地产金融的发展必须同时兼顾房地产的虚实二重性,使政策性房地产金融与商业性房地产金融协同发展。唯如此,中国房地产市场才能稳定、健康、和谐、可持续发展。Nowadays,the Chinese real estate finance has been unable to keep up with the developing speed of the development of real estate market.At present,the financing bottle-neck question of the affordable housing in various places is very highlight and the various places are doing their best to actively explore the way to solving it.As the Chinese real estate market develops to today,the financial reform idea of the real estate should be clear.The study of the real estate virtual and actual dual nature of the real estate based on the virtual economic analysis framework gives the theoretical support for deciding the hereafter real estate financial reform.The development of the real estate must give consideration to virtual and actual double natural at the same time.Only then can the Chinese real estate market stably,healthily,harmoniously and sustainably develop.
