摘 要:在分析房地产投资风险内外部因素的基础上,构建房地产投资风险评价的指标体系,建立基于模糊神经网络(FNN)的评价模型并选取西安某房地产开发项目为案例,验证了该评价模型的可行性。结果表明,采用的FNN的方法对房地产投资风险进行评价,能够较好地结合定性与定量因素对房地产开发方案的可行性进行评估,为房地产开发商有效规避投资风险提供依据。Based on the analysis of internal and external faotors of real estate investment risks, the index system is built. The author sets up the evaluation model based on the fuzzy neural network (FNN) and i solOvts some real: estate development item in Xi'an city as the sample, the result can verify the feasibility of the evaluation model. The results show that using the method of FNN can be able to combine qualitative and quantitative faotors to analyze the feasibility of real estate development schemes, and provide effective basis to avoid investment risks for the real estate developers.
