摘  要:针对酬金制物业管理模式在我国一直推行不顺畅的问题,探讨了其主要原因是业主未能采取有效激励措施,调动物业管理公司的积极性和主动性。通过建立多任务委托代理激励模型,帮助业主设计有效的激励措施,使物业管理公司采取符合业主期望的行为。通过成本收益分析法对激励模型的结果进行分析,得出了激励强度与风险偏好之间的业主效用最大化条件,同时应该采取其他辅助激励措施。Commission system property management faced with lots of difficulties during the process in our country.One of the main reasons was the owners did not take effective incentive measures to improve the property management companies′ enthusiasm and initiative.A multi-task principal-agent model was established for the owners to take effective incentive measures that induced expectative behaviors of the management company.The cost-benefit method was used to discuss the incentive model and obtained the maximization of the owner′s utility between the intensity of incentive and the preference of risk.The owner can limitedly change property management companies′ risk preference,so the owner should also take other complementary incentive methods.
