摘　　要：通过对1998年3月至2011年11月我国房地产开发综合景气指数的分析,利用HP滤波法分解出房地产业的循环因素,并在此基础上表征房地产周期与房地产政策的关联,为下一轮周期的政策制定提供理论依据。Through the analysis of climate index of real estate development fi＇om March 1998 to November 2011, this paper get the cycle factors with the method of HP filter, and analyzes the connection between real estate cycles and real estate policies. The result can provide the theory basis for next cycle＇s policy-making.
