摘  要:城市景观因子深刻地影响着城市房地产的价值。文章以享乐价格模型,就苏州城区内景观对于房地产价格的影响做了实证分析,发现:景观对住宅房地产的影响大于商业房地产;住宅房价与景观的相关性优于住宅地价;房地产价格与容积率、土地等级呈现较好的负相关关系;房地产的景观享乐价值同房地产交易年份也呈现较好的正相关关系。根据研究结果提出对策建议。The urban landscape factor affects property value remarkably. Based on Hedonic price model, this paper conducts a research into the influence of urban landscape in Suzhou on local real estate price. It is found that urban landscape has more in fluence on residential property than commercial property; residential property price has a better correlation with landscape than residential land price does; real estate price significantly negatively correlates with plot ratio and grade of land; and landscape Hedonic value of real estate significantly positively correlates with the trading year. This thesis intends to give some suggestions based on the research results.
