摘  要:结合GIS技术,以长沙市2011年6月在售的265个商品住宅样点为对象,运用ArcGIS地统计分析模块对样本点进行正态性分布和空间自相关检验;继而运用Kriging得出长沙市住宅价格空间格局图,利用IDW空间插值法得出等值线分布图。研究结果表明:长沙市住宅价格呈现出一个中心和两个次中心的布局特征,多中心发展趋势明显;价格等值线变化幅度空间差异较大,由中心向外围递减速度不一致,说明区域住宅价格差异较大。分析发现,地价成本、交通条件、城市发展战略和居住环境是影响住宅价格的主要因素。Combining with Geographical Information System(GIS),the paper analyzes the data of 265 commodity residences on sale in June 2011 in Changsha with the geostatistical analysis module of ArcGIS,and normality of distribution and spatial autocorrelation test are made on those sample points.The paper also uses the interpolation method of Kriging to get the spatial pattern distribution of housing prices in Changsha City and the IDW spatial interpolation method to get the isoline distribution.The results from the present investigation show that the price of commodity residence of Changsha was characterized by a distribution pattern of "one center and two subcenters".The price decreased from the center to the periphery,but the decreasing speeds of the price isolines were quite different.The spatial analysis method provides better results and evaluation for this research,it is an effective means of comprehensive understanding of the spatial location and spatial interaction.The spatial pattern diagram of the housing prices in Changsha City derived from the analytical method could provide support for subsequent quantitative research,and also could provide data and theoretical support for urban environmental management decision-making.
