摘 要:通过对研究现状述评与保障性住房建设问题的分析,发现不恰当的居住空间区位分布直接导致了保障性住房效用发挥的低下。区位选择的本质也即适建性评价。结合民意调查,发现保障性住房有3个主要影响因素,通过技巧性的评价路径设计,论文对各影响因子进行了详细的度量分析,并基于"好区位的认定标准"与"三因素综合原则",提出了多因子叠加的保障性住房适建性评价方法。最后在评定结果基础上,指出了杭州保障性住房区位选择的发展策略。Through the analysis on current studies and problems of social housing construction, it is found that inappropriate geographical distribution of living space directly leads to a low utility of social housing. The nature of location selection is the evaluation of constructability. Based on opinion polls, it is found that social housing is affected by three main factors. By designing the evaluation path, this paper makes a detailed measurement analysis on various influencing factors. And in line with the "standards of good location identification" and the "three-factor comprehensive principle," the paper puts forward the constructability evaluation method of multifactor superposition for social housing. In the end, based on the evaluation results, the paper proposes the development strategies for the location selection of social housing in Hangzhou.
