摘 要:在分析城镇土地定级方法的基础上,以四川省南部县为例,通过地价区段的划分和样点地价的测算修正,采用地价区段聚类分析划分南部县城镇土地级别.并根据以价定级结果与多因素综合分析法定级结果进行对比分析,比较两种定级结果的差异情况,分析产生差异的原因,探讨成果的可靠性.通过研究为小城镇开展以价定级研究提供技术路线和技术方法方面的参考.On the basis of a comparison between major methods adopted in urban land gradation, this paper analyzes how the urban land in Nanbu county of Sichuan Province has been graded. The gradation follows the process of determining different land price sec- tions, calculating and adjusting sample land prices, and adopting the cluster analysis, of land price sections to grade the land. We com- pare the land gradation result got by the method of gradation based on price with that got by the method of multi-factor comprehensive a- nalysis to work out the difference between them, to find out the factors attributing to their differences, and to prove the reliability of the former observations. By this, the present study intends to provide an example of how to apply the method of gradation based on price to the gradation of the land in small towns.
