摘  要:构建一个消费者与开发商的局部均衡模型,从理论框架方面对该影响力进行了研究。结果表明:金融支持使我国房地产市场提早启动,量价齐升迅速进入繁荣阶段,是形成当前泡沫的一个重要因素;鉴于其在不同阶段对量价的影响效果显著不同,对我国经济发展有突出的贡献与巨大的潜在风险,因此要适时、适度地发挥金融支持的正面影响和抑制其负面影响,才能促进房地产市场持续稳定繁荣,并以此促进我国国民经济可持续发展。This paper constructs a partial equilibrium model of consumers and analyzes the influence from the way of theoret- ical framework. Result shows that financial support boomed the real estate market earlier than it would be, and brought the price rising rapidly so that the market went into the boom phase, but it also an important factor in the formation of the current bubble; Since the effects in the different stages are significantly different, it has an outstanding contribution to Chinese eco- nomic development, together with a huge potential risk, therefore shall implement some policies to exploit the positive im- pact and suppress its negative effects, in order to promote the real estate market develops stability and prosperity, and so that to promote the sustainable development of Chinese national economy.
