摘  要:物业管理收费是长期困扰物业公司的老大难问题,如何解决物业管理收费成为业界普遍关注的焦点问题。文章提出物业公司应借鉴ISO9001:2008标准,建立良好的质量管理体系,关注业主需求,提高服务质量,才是解决收费难问题的根本。同时,找对缴费的关键环节和人物;定期回访业主,主动了解和化解矛盾;营造良好的物业舆论;设置合理的收费周期,和业主建立良好的沟通关系等措施能有效提高物业管理收费效率。Collecting property management fee from proprietors is a big headache for property management companies for a long time,and how to solve it becomes a focus in the industry.The basic coping strategies are put forward in this paper.According to the standard of quality management system of International Organization for Standards(ISO 9001:2008),the property companies should set up the quality management system for themselves,focus on proprietors demand,and improve their own service quality,which is the basic way to collect property management fee effectively.The detailed measures are as follows: Find out the key links and persons for collecting fee;Pay a return visit timely to conciliate conflicts with proprietors.Build good consensus on property management fee;Set up reasonable charging cycle;Make a good communication relationship with proprietors.
