摘 要:本文以国外"空间失配"及相关研究为基础,根据国内日益显著的"职住分离"和通勤量上升现状,提出了"居住粘性"这一观点。本文认为居民在面临居住选择时,会因为与特定场所之间的联系而在居住行为上产生一种"粘性",从而造成其居住流动性受限,最终发生"空间失配"现象;同时,利用调研获取的杭州市微观数据实证支持了这一论点,得出居住时间、产权性质、家庭结构、归属感、接送小孩、对自有住房的偏好等是影响"失配"的主要显著因素。本文揭示了城市"空间失配"的微观机理,对指导个体行为决策、完善城市管理及制定公共政策等有一定的意义和作用。Based on the domestic and foreign researches about "spatial mismatch hypothesis",according to the significant separation between jobs and residential locations in China, this paper argues that there is so called "residential immobility'between residents and certain locations,which can signifi- cantly affect the housing choices thus lead to the result of mismatch. It also involves the empirical information from Hangzhou to supports the view argued. It's concluded that time of residence, property right of housing, structure of family, sense of belonging, driving kids, the preference for owner-occupied housing are significant affecting factors of mismatch. This paper reveals the microscopic mechanism of urban spatial mismatch, which is useful for making personal choices, improving urban management and pub- lic policies
